Why this matters

Build a payment timeline

Before applying: possible application or screening charges. After approval: a holding payment, deposit, or lease-signing amount. Before keys: first rent payment, required insurance, utility setup, moving services, and any remaining fees. Ask for the amount, due date, refund terms, and recipient in writing.

Separate refundable and nonrefundable money

A security deposit may be refundable under the lease and local law; application, admin, broker, cleaning, pet, key, or setup charges may be handled differently. Do not assume a label determines legality or refundability. Preserve the fee sheet, lease, receipts, inspection photos, and correspondence.

Avoid paying the wrong party

Verify the address, owner or management company, and payment portal independently. The Federal Trade Commission warns renters to reject demands for gift cards, cryptocurrency, or wire transfers and to be cautious when someone pressures them to pay before a verified tour.
