Move-in budget formula

Move-in cash = first month rent + deposit + fees + moving costs + setup buffer

Application fees, deposits, pet fees, elevator reservations, movers, furniture, and utility setup can all arrive before the first normal month begins.

Use both checks: A rent can pass the 30 percent rule and still fail the move-in cash check.

Separate fixed, variable, and annual costs

Fixed monthly costs include base rent and required recurring fees. Variable monthly costs include utilities, groceries, transportation, and household supplies. Irregular costs include annual insurance, registrations, medical bills, travel, repairs, and replacement purchases. Convert irregular costs into a monthly set-aside instead of ignoring them.

Run three budget scenarios

Use a normal month, a high-utility month, and an income-interruption month. A plan that only works in the normal case may need a lower rent, a larger cash reserve, or fewer optional costs. The main planner's future assumptions are scenarios, not predictions.

Review the actual listing fee sheet

Ask for every mandatory monthly and one-time charge before applying. Compare advertised base rent, total monthly housing cost, cash due before move-in, and effective first-year monthly cost. Unknown charges should remain visible as unknowns rather than silently entered as zero.
